Overview

  • The consented scheme delivers about 800,000 sq ft of Grade-A offices, 102,000 sq ft of retail, and 38,000 sq ft for cultural and creative uses, including a new auditorium.
  • The plan adds nearly 23,000 sq ft of terraces and roughly 300 metres of street frontage on the block just off Oxford Street.
  • More than half of the existing 1960s TP Bennett podium and tower fabric will be retained, including the building’s distinctive facade patterns and mosaics.
  • The building targets BREEAM Excellent, will be fully electric and net‑zero aligned, and will provide over 1,000 cycle parking spaces.
  • Developers project around 1,200 construction jobs and more than 4,000 supported permanent roles once the complex opens.
