U.S. Hotel Construction Falls for 15th Straight Month

Projects continue to advance at lower volumes, with luxury showing the fastest percentage gains.

  • CoStar’s March 2026 tally shows 136,990 U.S. hotel rooms under construction, down 5.4% from a year earlier and the 15th straight monthly decline by volume.
  • Rooms in the pipeline before breaking ground also fell, with 247,728 in final planning down 9.3% and 333,467 in planning down 7.3%.
  • STR’s Isaac Collazo said there were only 10 fewer hotels in construction than in March 2025, and more projects are moving from planning into construction.
  • Luxury would see the biggest percentage supply bump at 4.5%, yet select-service categories carry the most rooms now in build, led by Upper Midscale with 40,179.
  • In CoStar’s global snapshot for March 2026, the Americas was the only region where the hotel pipeline shrank, signaling pressure specific to this region.
