Tejon Ranch and Dedeaux to Break Ground on 510,000-Square-Foot Warehouse at TRCC

The move targets scarce industrial space in Southern California.

  • Tejon Ranch Co. and Dedeaux Properties announced a 510,385-square-foot Class A logistics facility at Tejon Ranch Commerce Center in Lebec, with delivery planned for early 2027.
  • The building is designed for single or multi-tenant use and will feature 36-foot clear heights, 100 dock doors, 185-foot cross-dock truck courts, ESFR fire sprinklers, and 4,000 square feet of turnkey office space.
  • JLL executives Mike McCrary and Mac Hewett will lead leasing, while Fullmer Construction serves as general contractor.
  • The partners say tight Southern California supply and rising tenant demand are driving the project, with TRCC offering immediate I-5 access, links to I-15 and I-40, and a Foreign Trade Zone that can lower import duties.
  • TRCC has seven million square feet fully leased to major brands and about 5,000 jobs today, with roughly 11 million square feet of industrial entitlements left to build, following Dedeaux’s 2024 spec-to-sale of a 233,000-square-foot facility to a firm relocating from the Inland Empire.
