S3 Capital Closes $1.3 Billion Fund for Multifamily Construction Lending

The vehicle aims to fill a funding gap in construction lending created by bank pullbacks during a persistent housing shortage.

Overview

  • S3 Capital, which announced the final close Thursday, reached its hard cap of $1.3 billion with $850 million in fund commitments and $465 million in co-investment.
  • Fund III focuses on first-lien construction loans, especially for apartment projects in markets where housing supply is tight.
  • Since an initial close in November 2024, the manager has originated more than $2.3 billion of whole loans and has called nearly half of investor commitments.
  • The raise supports an expected lending capacity of about $4.3 billion, and S3 reports roughly $1.5 billion in additional loans now under deposit.
  • The fund drew public and private pensions, insurers, family offices, and wealth managers, and the firm cites 43 straight quarters of investor distributions as part of its appeal.
