  • The Slum Rehabilitation Authority has declared a Reliance-led consortium the successful bidder for the 101.36-acre Juhu Galli/Gilbert Hill cluster in Andheri West, a project planned to deliver more than 28,000 rehabilitation homes.
  • The tender drew major developers including JSW and Shapoorji Pallonji with the winner chosen on the premium offered over ready-reckoner land rates.
  • Before the SRA issues formal contracts the winning bidder must deposit roughly ₹700 crore to cover two years of transit rent plus an extra year in post-dated cheques and submit a ₹100 crore performance guarantee to secure tenant payments and project delivery.
  • The site holds thousands of existing slum tenements and public facilities — including SRA buildings, a hospital, a police station, markets and schools — which raises complex logistics for rehousing and infrastructure works.
