Premium Homes Cross 50% of Q3 Sales as NCR Leads Price Growth

High-value homes now account for most transactions, with Knight Frank reporting 52% of Q3 sales above ₹1 crore.

  • Knight Frank estimates 87,603 homes sold across the top eight markets in Q3 2025, up 1% year-on-year, with Mumbai leading volumes at 24,706 units and Chennai posting 12% growth.
  • NCR recorded the fastest price appreciation in Knight Frank’s data at 19% year-on-year, followed by Bengaluru at 15% and Hyderabad at 13%.
  • Within the premium bracket, ₹1–2 crore homes formed the largest slice at 28% of sales, and transactions in the ₹10–20 crore range jumped 170% from a year earlier.
  • ANAROCK reports average prices across seven major cities rose about 9% to ₹9,105 per sq ft, with NCR at ₹8,900 per sq ft and MMR remaining the costliest market at roughly ₹17,230 per sq ft.
  • Despite softer unit volumes in ANAROCK’s series (down ~9% to ~97,080 units), total sales value climbed about 14% to ~₹1.52 lakh crore, as launches and demand in NCR skewed heavily to luxury, including roughly 70% of Q3 additions in the ₹1.5 crore-plus segment.
