Newrez to Count Crypto in Mortgage Qualification Starting February

The program applies regulated-custody verification with volatility haircuts to manage risk.

Overview

  • Starting in February 2026, Newrez will allow Bitcoin, Ethereum, SEC-approved spot ETFs, and USD-backed stablecoins to support income and asset verification without requiring sales.
  • Eligible holdings must be maintained with U.S.-regulated exchanges, brokerages, or banks, and Newrez will apply volatility-adjusted valuation haircuts.
  • All mortgage payments and closing funds must be made in U.S. dollars even as crypto is recognized in underwriting.
  • The offering will run through Newrez’s non-agency Smart Series loans, which operate outside government-backed programs.
  • Crypto Briefing reports that Newrez is the first major lender among the top 25 to formally recognize crypto in mortgage origination, indicating a possible shift in industry practices.
