Nashville Airport Opens Bidding for 20,600-Square-Foot Card-Issuer Lounge

The airport’s detailed RFP demands heavy upfront build and revenue commitments, creating a quick August–September contest that will reveal which major card issuers will bid.

Overview

  • Nashville International Airport formally released a request for proposals for a 20,600 sq ft lounge on the North Mezzanine and is offering a 15-year lease.
  • The RFP sets a minimum buildout of $1,000 per sq ft (about $20.6 million), a seven-year refresh requirement and a minimum rent of $250 per sq ft with 3% annual escalation.
  • The airport will take 18% of day-pass or other sales and requires at least $250,000 per year in in-terminal advertising revenue.
  • Required amenities include full meal service, premium beverage programs, business services, private bathrooms, family or gaming areas and a dedicated conference room, with optional features such as showers and a spa.
  • The solicitation confirms prior talks with American Express and Chase, lists Capital One as a possible bidder given its smaller current footprints, and sets proposals due August 25 with a planned winner selection in September.
