McDonald’s Commits $8.5 Billion to Modernize Restaurants and Scale AI

The investment is meant to lift unit economics and cash flow as management warns customer traffic may stay flat.

Overview

  • At an investor day in Chicago on Wednesday, McDonald’s formalized an $8.5 billion NEXT support package for franchisees through 2036 with about $5 billion to be deployed by 2030.
  • The company says Restaurant > NEXT—new layouts, equipment and the ArchIQ operating system plus the Archy AI drive‑thru—will drive roughly 250 basis points of restaurant-level efficiency, about $100,000 of annual cash flow per average U.S. restaurant, and a four-year payback for franchisee investment.
  • McDonald’s estimates incremental remodel costs of about $800,000 per U.S. restaurant phased in over time and will offset some of that with rent relief and direct capital support; rollout of upgrades will be phased and conditional on franchisee adoption.
  • Menu and service changes include expanded hand-breaded chicken tests (Asia and select U.S. sites, broader U.S./Ireland tests planned in 2027), new grilled-chicken items, and a ‘Make It Golden’ employee training program beginning Oct. 5 to boost quality and hospitality.
  • Investors reacted to the scale and near-term cost risk with shares falling about 5% after the presentation, and McDonald’s cautioned that achieving its low-to-mid 50% operating-margin target for 2030 depends on execution, traffic recovery or market-share gains and smooth AI and kitchen rollout.
