Maharashtra Grants Full Legal Status to Digital 7/12, 8-A and Mutation Records

Digitally certified copies from the Mahabhumi portal now carry universal acceptance across government and private institutions.

Overview

  • The Revenue Department issued a government resolution under the 2025 land records law, putting detailed digital-record rules into effect and directing statewide compliance.
  • Each 7/12, 8‑A and Ferfar extract is secured with a digital signature, a QR code and a unique 16‑digit verification number for on-the-spot validation.
  • Official copies can be downloaded around the clock from the Bhulekh Mahabhumi portal for ₹15, eliminating reliance on talathi stamps or manual signatures.
  • Banks, courts, registration offices and other authorities have been instructed to accept these digital records and not demand stamped physical copies.
  • Corrections or updates can be requested online or via village revenue officers or tehsildar offices, with digital copies recognized as authenticated under Section 5 of the IT Act, 2000.
