Ireland Rents Rose 4.4% in 2025 as Rental Listings Fell to Record Early-Year Low

Uncertainty around March rent reforms is influencing landlord behaviour.

Overview

  • Fewer than 1,800 homes were available to rent nationwide on February 1, down 22% year on year and the lowest early‑year level since records began in 2006.
  • The average advertised rent for a two‑bed apartment was €2,086 in Q4 2025, according to Daft.ie’s new report by Trinity College Dublin economist Ronan Lyons.
  • Availability in Dublin fell particularly sharply, with the number of homes to rent down by more than one third compared with a year earlier.
  • Price growth was strongest outside the capital in 2025—Galway +11.4%, Cork +7.5%, Waterford +6.9%, Limerick +5%—while Dublin rose about 3%.
  • The Residential Tenancies Bill 2026 will allow rent resets to full market levels for qualifying new tenancies and longer prescribed terms, and reports indicate some smaller landlords are selling or delaying lets ahead of its March start.
