Overview
- ANAROCK, which reported Friday, said sales across the top seven cities fell 7% quarter on quarter to about 101,675 homes worth ₹1.51 lakh crore.
- Developers launched roughly 126,265 units, up 2% from the previous quarter and 26% year on year, reversing the post-pandemic stretch when sales outpaced supply.
- Unsold stock rose to just over 6.01 lakh homes, a 4% quarterly and 7% annual increase, with Bengaluru recording the largest build-up.
- Mumbai Metropolitan Region and Bengaluru together accounted for about 48% of sales, while Chennai saw the steepest sequential drop of about 18%.
- Prices kept rising despite softer volumes, up 2% quarter on quarter and 7% year on year, as more premium projects entered the market and NCR and Bengaluru led annual gains.
