House Prices Rise in Nearly All Dutch Municipalities as Winterswijk Leads

A new municipal-level index traces the rebound from a 2022 peak through a mid‑2023 dip.

  • Existing owner-occupied home prices were up 6.2% nationally year over year in Q4 2025, with increases in almost every municipality, according to CBS and the Kadaster.
  • Eastern municipalities generally outpaced the west, led by Winterswijk at +21.6%, with strong gains also in Albrandswaard (+19.1%), Zoeterwoude (+17.6%) and Pekela (+17.4%); prices slipped slightly in Wormerland, Gulpen-Wittem and Valkenburg aan de Geul.

  • Utrecht province saw increases in every municipality, led by Montfoort (+17.1%), while the city of Utrecht rose 5.7% and Woudenberg recorded the smallest gain at 3.8%.
