Hongkong Land Buys Wheelock Place for S$1.1 Billion Through Its Singapore Fund

Boosting SCPREF’s assets toward its S$15 billion target, Hongkong Land will preserve majority control by injecting equity.

Overview

  • Hongkong Land’s Singapore Central Private Real Estate Fund (SCPREF) will acquire Wheelock Place from an entity owned by Wharf REIC for about S$1.1 billion, with the transaction expected to close by the end of August.
  • Wheelock Place is a 21-storey mixed-use building with roughly 43,280 square metres of gross floor area, a retail podium, office space, two basement levels and a direct link to Orchard MRT.
  • The purchase will lift SCPREF’s assets under management from S$8.2 billion to about S$9.4 billion, moving the fund closer to its roughly S$15 billion target.
  • Hongkong Land, which manages SCPREF and is its largest unit holder, said it will inject additional equity to retain a majority stake in the fund after the acquisition.
  • This first deal for SCPREF since the fund’s February launch is part of Hongkong Land’s strategy to grow fee-earning fund management, recycle capital and expand its commercial footprint in Singapore’s premier Orchard Road precinct.
