Godrej Properties Buys 47-Acre Site Off Chennai’s OMR for Plotted Housing

The purchase adds roughly 1.2 million square feet of developable area to Godrej’s Tamil Nadu land bank and underscores a wider push to build a large housing revenue pipeline.

Overview

  • Godrej disclosed in a regulatory filing that it has acquired a 47-acre parcel off Old Mahabalipuram Road with about 1.2 million sq ft of developable area and an estimated revenue potential of ₹500 crore.
  • The company says the project will be a premium plotted residential development, which means it will sell individual land plots and require separate layout infrastructure and local approvals before sales or construction can proceed.
  • Godrej will start design work and submit for statutory approvals now but said construction will begin only after all necessary permissions are in place, and the firm has not revealed the seller or the purchase price.
  • The Chennai deal is part of a broader FY2025-26 land-buying push in Tamil Nadu, where Godrej acquired 18 parcels with a combined headline revenue potential of about ₹42,100 crore and recently signed a 44-acre plotted site in Coimbatore estimated at roughly ₹450 crore.
  • The transaction widens supply in a fast-growing OMR/SiruseriKelambakkam market that serves nearby IT and industrial hubs, but the final timing and cash flow will depend on approvals, the company’s design choices, and how quickly buyers absorb plotted offerings.
