Dutch Home Prices Up 8.6% in 2025 as Sales Surge, December Shows Cooldown

The latest CBS/Kadaster release underscores a robust year, with monthly data signaling a late‑2025 slowdown.

  • Existing owner-occupied home prices rose 8.6% in 2025 versus 2024, and transactions climbed 15.6% to 238,695, the highest annual total since 2017.
  • Drenthe recorded the strongest provincial price growth at 11.1%, while Noord-Holland saw the smallest increase at 6.1%, and Utrecht led transaction growth at roughly 19–20%.
  • Among the four largest cities, Utrecht posted the biggest price rise at 9.4% and a 20.1% jump in sales, with Amsterdam up 3.6% and Rotterdam and The Hague below the national pace.
  • By dwelling type, terraced, corner and semi-detached houses each rose about 9.3%, apartment prices increased 7.3%, and apartment transactions surged 24.6%, making up over a third of sales.
  • In December, prices were 5.8% higher year over year but down 0.9% from November; the average transaction price was €480,051, and NVM’s separate Q4 average sale price was €502,000 using a different measurement.
