Cipher Digital Pushes Barber Lake Contracted Revenue Above $9 Billion
Extending Fluidstack to 20 years plus a 10-year AI lab commitment raises revenue visibility as phased deliveries await final ERCOT approvals.
Overview
- Cipher disclosed Sept. 25 that it amended Barber Lake leases to extend Fluidstack’s term to 20 years and add a separate 10-year AI lab deal that together lift site contracted revenue from $3.8 billion to more than $9 billion.
- The company said the Barber Lake buildout will be delivered hall-by-hall, with individual data halls coming online between Q4 2026 and Q1 2027 and rent beginning for each hall as it is delivered.
- The lease sets clear cost-overrun rules: Cipher covers the first $359.3 million of overruns and the AI lab tenant reimburses 50% of any additional overages over the 20-year term as extra rent.
- Cipher still needs final ERCOT grid approvals, site tags and on-the-ground project execution, so power access, construction milestones and financing remain the main hurdles before contracted revenue becomes cash flow.
- Investors reacted modestly, with the stock dipping about 1% on the announcement, and analysts say the deals boost financing and valuation prospects if Cipher meets delivery and power-approval milestones.
