Chicago Breaks Ground on First ‘Missing Middle’ Homes in North Lawndale

City backing through $1 lots with per-unit subsidies targets homeownership for middle-income buyers.

Overview

  • City officials and Citizens Building a Better Community began construction on seven two-flats at 3353 W. Douglas Blvd. on long-vacant North Lawndale land.
  • The initial builds are the first of 115 market-rate homes planned for the neighborhood under the Missing Middle Infill Housing initiative.
  • Chicago transferred the lots for $1 and is contributing up to $150,000 per unit, with the North Lawndale phase estimated at $5.4 million.
  • Homes will be marketed to buyers earning up to 140% of area median income, or $134,400 for a two-person household, with resale caps to preserve affordability.
  • Four additional first-round projects by Alteza Group, Westside Community Group, Beauty for Ashes and Sunshine Management are expected to break ground later this year, with reported totals ranging from 30 to 40 buildings valued around $37–$39.4 million.
