Caixa Reaches R$1 Trillion in Mortgage Portfolio

The milestone signals Caixa’s central role in delivering social housing through Minha Casa, Minha Vida while relying heavily on FGTS funding.

Overview

  • Caixa reported that its mortgage stock hit R$1 trillion in June 2026, a rise of more than 14% over the prior 12 months.
  • The bank now holds about 68% of Brazil’s housing‑finance market and records 7.9 million active contracts that cover roughly 481,000 properties for about 1.44 million people.
  • Housing program Minha Casa, Minha Vida accounts for approximately 58.4% of Caixa’s mortgage book, with about 659,200 units financed in the last year.
  • In the first quarter of 2026 Caixa originated R$64.2 billion in mortgage credit, of which R$38.6 billion came from FGTS and R$25.6 billion from the bank’s own resources, meaning roughly 60% of that period’s financed value used FGTS funds.
  • The concentration of social‑housing lending and large FGTS use places much of Brazil’s housing finance liquidity and risk in a single public bank, which could shape construction activity, jobs and public policy choices on FGTS allocations and Caixa’s funding going forward.
