BNG Moves to Cap Tourist Rentals in Galicia With New Regional Bill

BNG says the plan would ease rent spikes by tightening tourist-let rules to free homes for long-term use.

Overview

  • BNG, which on Thursday said it will file a bill this month, aims to set area-based caps on tourist homes known as VUT to reflect uneven local impacts.
  • The proposal requires a prior license for every VUT that lasts five years and can renew, a step BNG says will curb illegal listings and enforce rules before units go to market.
  • The bill mandates a public map and studies of where VUTs cluster, who owns and manages them, and how those patterns affect the right to find a primary home.
  • It also seeks permanent legal protection for publicly assisted housing and requires the Xunta to define zones where it must regulate rent to contain sharp increases.
  • The package adds plans to bring empty homes into rental and to grow public stock through construction, purchases and rehabilitation, with debate now shifting to the regional parliament and parties’ responses.
