Bell to Build $1.7 Billion, 300‑Megawatt AI Data Centre Near Regina With Cerebras and CoreWeave

Long-term leases with secured power deals anchor a capital-light move that limits hardware risk.

Overview

  • Construction in Sherwood, Saskatchewan is slated to begin this spring, with the first capacity coming online in the first half of 2027 on a staged basis.
  • Anchor tenants Cerebras and CoreWeave have committed to the full 300 megawatts of capacity, with roughly 160 MW and 140 MW respectively, and will supply their own compute hardware.
  • Bell will invest about $1.7 billion, including roughly $1.3 billion in 2026 funded by debt and cash, and projects about $500 million in annual revenue, $400 million in EBITDA and $250 million in free cash flow when fully operational.
  • Power will be provided through agreements with SaskPower and TransGas, and SaskTel will connect the site to Bell’s national fibre network and co-market AI offerings.
  • Bell cites closed-loop cooling with no municipal water draw and potential waste-heat reuse with nearby campuses, and expects about 800 construction jobs, at least 80 permanent roles and up to $12 billion in provincial economic impact.
