ANAROCK: Average Indian Apartment Size Jumps 17% in Two Years

Developers are pivoting to bigger, luxury-leaning 3–4BHKs to meet post-Covid demand for more space.

Overview

  • Across the top seven cities, average unit size rose from about 1,420 sq ft in 2023 to around 1,676 sq ft in 2025, including an 8% rise in the past year, ANAROCK reports.
  • NCR posted the fastest expansion, with average sizes up roughly 30% to about 2,466 sq ft as luxury’s share of new launches jumped from 40% in 2023 to about 80% in 2025, while total launches rose from 36,735 to 61,775 units.
  • Hyderabad recorded the largest average in 2025 at roughly 2,600 sq ft, up about 13% since 2023.
  • MMR remains the smallest by average size at about 904 sq ft in 2025, though it increased by roughly 12% over two years and 5% in the past year.
  • ANAROCK chairman Anuj Puri says large 3–4BHK layouts and added study rooms have become mainstream as luxury housing leads demand.
