Overview
- Sky Equity Group has started vertical construction on 65 Franklin Street, which broke ground in April and has its lowest floors now visible above the street.
- The COOKFOX-designed tower will reach 24 stories and about 293 feet, delivering 106 condominiums across roughly 235,000 square feet.
- Planned building amenities include a swimming pool, a private porte-cochère, a 24-space cellar garage and about 17,000 square feet of ground-floor and second-floor retail with double-height ceilings.
- The project is financed by a reported $320 million construction loan from G4 Capital Partners and followed a 2024–25 recapitalization that left Sky Equity as the sole developer after HAP Investments’ earlier ownership; the developer also acquired adjacent parcels and air rights to assemble the site.
- COOKFOX’s design uses hand-laid brick, landscaped loggias and large windows to reference Tribeca’s material character, and the building’s progress will be watched for construction milestones and the developer’s planned 2027 sales launch that will bring new residences and street-level retail to Broadway.
